Funding Process

Purchase

To fund all purchase (new) mortgages, we use FCT LLC portal. All solicitors must be enrolled in the FCT LLC portal in order to fund with UnionLink Mortgage. FCT will contact any solicitor who is not onboarded and support them through the onboarding process at no additional cost to the solicitor.

All communication after the instructions have been sent will be managed through the MMS portal.

Refinance

Borrower(s) have the option to use FCT's Platinum program or use their own solicitor to manage the funding.

If borrower(s) wish to use their own solicitor, we utilize FCT's MMS program. All solicitors must be enrolled in the MMS program in order to fund with UnionLink Mortgage. FCT will contact any solicitor who is not onboarded and support them through the onboarding process at no additional cost to the solicitor. All communication after the instructions have been sent will be managed through the MMS portal.

Transfer

We use FCT's Platinum program to fund all transfers. FCT will manage all title review, transfer and registration on behalf of the borrower(s) and UnionLink Mortgage. We will cover the cost of this service on behalf of the borrower(s) for any insured transfer with a minimum loan of $150,000. All transfers outside of this criteria will have the applicable fees added into the closing costs.

Bridge

To fund all purchase (new) mortgages and bridge loan, we use FCT's MMS program. All solicitors must be enrolled in the FCT LLC portal in order to fund with UnionLink Mortgage. FCT will contact any solicitor who is not onboarded and support them through the onboarding process at no additional cost to the solicitor.

All communication after the instructions have been sent will be managed through the MMS portal. Post-fund communication to manage the payout of the bridge loan will be processed in similar fashion. Borrower(s) are likely to incur additional costs for funding, which is determined by their solicitor.
